Watkins/Montour Properties
Capriotti Properties has officially expanded outside the City of Elmira! These three entirely unique and historic properties were completely renovated through the 2010s by Nelson Development Group of Vestal, New York, and sold to Capriotti Properties in the summer of 2025. With two properties in the village of Montour Falls, and one on the waterfront in the village of Watkins Glen, these architectural gems are all within walking distance of countless local businesses, spectacular natural areas, easy access to Seneca Lake, and celebrate their location in the heart of Finger Lakes Wine Country! Montour House
401 W. Main St, Montour Falls, NY
The Montour House is one of the architectural gems in the picturesque downtown of Montour Falls, NY. It was built by Charles Cook, considered the “father of Schuyler County”, in 1854 as the Canal Hotel and his personal residence. As the decades went by, the building badly deteriorated and by 2000 and was in danger of being torn down due to its ongoing dilapidation. The building was saved from the wrecking ball by Nelson Development Group in 2008, and in 2010 was completed and with eleven residential units and four commercial spaces. Each apartment is completely unique, with retained historic features wherever possible, and sleek modern kitchens and bathrooms. This project received a 2010 New York State Historic Preservation Award for outstanding adaptive use project and commitment to community revitalization. It also received the Preservation League’s award for Excellence in Historic Preservation in May 2011.
Water Works Building
65 Salt Point Rd, Watkins Glen, NY
The Water Works Building, located at on Salt Point Rd. Watkins Glen NY, formerly known as the Municipal Light and Water Plant, was built in 1905 by the Village of Watkins Glen. This one of a kind development on the shores of Seneca Lake is a perfect combination of old and new, blending the historic Water Works building with modern condominiums. These living spaces capture contemporary design surrounded by nature’s richness, creating an inspiring yet peaceful home. In addition to its stunning apartments, this scenic property includes a large dock and lakeside cabana, and even a rooftop patio & solarium offering sweeping views of Seneca Lake and the surrounding hills.
Flats On Broadway
208 Broadway, Montour Falls, NY
The Flats on Broadway is located at 208 W Broadway in Montour Falls, NY. Formerly known as the Montour Falls Union School, the building was constructed in 1921 and stands as an intact physical illustration of the evolution of primary and secondary education serving the area. The building was no longer used for public education after modern facilities in nearby Watkins Glen and Odessa were erected in 1965. Subsequently, the property was taken over by the County, and has been known as the Rural Urban Center, housing County offices until 2008. It has since been lovingly restored to include fourteen residential apartments in state-of-the-art contemporary finishes, celebrating the building's history as a school with a scholastic aesthetic, large windows and high ceilings.

Watkins Glen and Montour Falls are the cultural centers of Schuyler County, located at the south end of Seneca Lake, the largest of New York State's scenic Finger Lakes. The area is home to over 400 vineyards and wineries, making it one of the largest wine-producing regions in the country, in addition to its stunning natural beauty of rolling green hills and countless waterfalls. The area is conveniently located just a half hour drive to Elmira, Corning, and Ithaca, and just under two hours to Rochester and Syracuse.
